U.S. Housing Construction: What Builders Watch Next

In Q2 2026, US housing construction showed mixed momentum: single-family activity stayed weak across most markets, while multifamily construction strengthened on resilient rental demand.
Single-family conditions remained negative in most geographies, but the slowdown eased from the prior quarter, suggesting contraction moderated as pressures from costs, rates, uncertainty persisted.
Large metro urban core counties posted the steepest single-family result at ↓~14% yearly, a fifth straight quarterly decline, though improved from the prior quarter.
Small metro outlying counties were the exception, with single-family construction ↑~1% after four quarterly declines, while rural areas dipped ↓~1% and non-rural areas ↓~7%.
Overall, Q2 showed single-family pressure persisted, but moderating contraction and stronger multifamily activity provided some support to the broader residential construction sector.
