Mortgage rates are expected to stay elevated through at least 2027, shaping the landscape for buyers and sellers alike. In my three decades navigating Tucson’s real estate market, I’ve seen how sustained higher rates can influence everything from buyer motivation to offer strategies. Even if the broader economy finds its footing, a slow decline in rates could mean we won’t see demand bounce back to historical levels just yet. More buyers are now exploring options like rate buydowns, adjustable mortgages, and creative financing to manage higher borrowing costs. As a result, home-price growth may stay moderate—buyers simply aren’t able to bid as aggressively when financing is expensive. My focus remains on helping clients find value and opportunity, no matter how the financing climate evolves.
